What is a Land Registry Compliant lease plan? Everything you need to know

Back To Blog

If you currently have a lease which last seven years or longer, you must be registered with the Land Registry and have a compliant lease plan in place. This plan is essentially an accurate drawing which shows exactly what area of land is included in the lease. Here at CEC, we are experts in providing lease plans across the UK. If you are looking for a new lease plan, get in touch today for a free, no-obligation quote.

Land Registry Compliant

Within the UK, it is legally required that lease plans are compliant with guidelines set out by the Land Registry. To be compliant with the Land Registry guidelines, a lease plan must:

  • Accurately drawn to scale (Scales of 1/1250 — 1/500 for urban properties and 1/2500 for rural properties are standard practice)
  • The lease plan must not be marked with any disclaimers.
  • The location of the property must be clearly identifiable.
  • The lease plase should include any land associated with the property.
  • It must clearly indicate the separate parts of the property, such as the house, driveway, garage etc.
  • Varying floor levels must be clearly shown.
  • Pull out any intricate boundaries on a larger scale or inset plan.
  • The lease plan must clearly indicate its orientation.
  • The lease plan must have sufficient detail to be identified on the OS map.

Why do you need a lease plan?

There are a number of reasons why you might need to obtain a lease plan, however the most common reason is because a lease of seven years or more years has been granted on a property. Alternatively you may also need a lease plan if a section of land being split into two or more parts and sold off.

What if a lease holder doesn’t provide a compliant plan?

If you provide the Land Registry with a lease plan that is not compliant with their regulations, the likelihood is that your application will be rejected. In the event that this happens, you will need to re-submit your plans. Therefore, is makes sense to get the lease plan right the first time.

For this reason, it could save you both time and money if you have your lease plan created by an experienced professional. If you would like to find out more about how we can create your latest lease plan, get in touch with our friendly team today who are always happy to help.
